As-built surveys in Newbury and across the South

An as-built survey records the true position, level and dimensions of completed or in-progress works. MatMap compares what has been built against the engineering design, highlights any variations and gives you the evidence you need for contract compliance, handover, adoption and future asset management.

Why commission an as-built survey?

  • Verify that construction matches the design and specification tolerances
  • Identify deviations early, before follow-on trades are affected
  • Support section 38 and section 104 adoption submissions
  • Provide accurate records for operation and maintenance (O&M) manuals and asset registers
  • Settle valuation, variation and dispute questions with independent data

What we survey

We survey roads, kerbs, footways and car parks, drainage networks including manholes, invert levels and pipe sizes, building footprints and finished floor levels, steelwork, slabs and foundations, and external works and landscaping. For complex structures and interiors we use 3D laser scanning to capture a full as-built record in a single visit.

As-built deliverables

  • As-built CAD drawings (DWG/DXF and PDF)
  • Lists of coded coordinates and levels
  • Deviation reports comparing built works against design
  • Point clouds and 3D models where scanning is used
  • Drawings formatted for local authority or water company adoption requirements

Part of a joined-up survey service

As-built surveys work best alongside our setting out and survey control services, because everything is measured from the same control. We support construction, infrastructure, estates and property and retail and leisure projects.

Frequently asked questions

As-built checks can be carried out at key stages, such as after foundations, drainage or the frame, and at completion. Surveying progressively catches issues while they are still easy to fix.

Yes. We can produce as-built drawings to meet the requirements of highway authorities and water companies for adoption.

A topographical survey records a site as it exists for design purposes. An as-built survey records completed works and compares them against the design, highlighting any deviations for verification and handover.

Yes. We record manhole positions, cover and invert levels, pipe sizes, materials and connections, producing drainage as-built drawings suitable for O&M manuals and adoption submissions.

We compare surveyed positions and levels against your design model and produce deviation reports or colour-coded plans showing where works are within or outside tolerance.

Where structures or interiors are complex, we use 3D laser scanning to capture a complete as-built record in one visit, then extract drawings, models or deviation analysis from the point cloud.
